Background
Following our 5th Property Poll, we committed funds toward the acquisition of Puamaeole (91-879 Puamaeole St APT 9B, Ewa Beach, HI 96706). However, unresolved issues concerning the property's title prevented the acquisition from closing. Despite prolonged negotiations with the bank and proceedings in the court responsible for land registration and title matters, we were unable to obtain title insurance and move forward with closing.
Acquiring the property with these issues unresolved could expose the DAO to the same problems and hinder a future sale. We are therefore not proceeding with the acquisition, and the committed funds are being returned. The refund is expected on September 25. We will confirm the actual amount once it has been received.
We take seriously the fact that capital has been tied up for an extended period without generating the anticipated return, and we sincerely apologize for the delay.
What Is Mortgage Investing?
A mortgage is a loan secured by real estate โ a familiar example is a home loan provided by a bank. Mortgage investing means providing capital for these loans or purchasing existing mortgage loans, with the aim of earning interest as a lender or loan investor. The investor receives the borrower's principal and interest payments, subject to the investment structure and terms.
By combining gains from property sales with monthly interest income, Aloha DAO aims to broaden its investment opportunities and build more consistent cash flow.
How We Plan to Execute
- The refunded Puamaeole funds will be allocated to mortgage-related investments through the platform provided by Mortgage Treasury LLC.
- The proposed investment is expected to generate an annual interest yield of 8% or more, paid monthly.
- Mortgage investing describes the investment approach; Mortgage Treasury LLC is the company providing the platform through which we intend to access it.
- The investment will begin after DAO approval, receipt of the refund, and completion of the necessary procedures.
